Pressure Washing

What’s the difference between pressure washing and soft washing?

Pressure washing uses higher water pressure to remove dirt, grime, and buildup from durable surfaces like concrete, pavers, curbing, and some exterior walls. Soft washing uses low pressure with specialized cleaners to safely remove organic growth (mold, mildew, algae) from more delicate surfaces like roofs and many painted or finished exteriors.

Do you clean both residential and commercial properties?

Yes. Southwest Sharks provides exterior cleaning for homes, condos, HOAs, restaurants, retail/office buildings, sports complexes, and more throughout Sarasota and Manatee County.

How often should I pressure wash my home?

Most homes in Southwest Florida benefit from an exterior clean about once per year. If you’re near the water, surrounded by shade, or dealing with heavy algae/mildew, you may want cleaning every 6–12 months.

Will pressure washing damage my home?

It can if the wrong pressure or technique is used. That’s why we choose the method based on the surface. Our goal is clean results without etching concrete, stripping paint, or forcing water where it doesn’t belong.

What surfaces can you clean?

Common surfaces include driveways, sidewalks, pool decks, lanais, patios, pavers, curbing, fencing, walls, entryways, dumpster pads, and many exterior building surfaces.


Soft Wash Roof Cleaning

Do you pressure wash roofs?

We typically do not use high pressure on roofs. Most roofs are cleaned using a soft wash process designed to remove algae and staining safely.

What kind of roof stains are most common in Florida?

The dark streaking you see on many roofs is often caused by algae growth. In humid coastal areas like Sarasota and Manatee County, it’s extremely common.

How long does a roof cleaning last?

Is soft washing safe for landscaping?

How long does paver sealing take?

Window Cleaning

Do you offer residential and commercial window cleaning?

Yes. We clean windows for homes, storefronts, offices, and multi-surface commercial properties.

Do you clean exterior only or interior too?

Most of our work is exterior window cleaning. If you need interior windows, ask and we’ll tell you what’s possible for your property and schedule.

What is “pure water” window cleaning?

Pure water cleaning uses filtered water that dries spot-free on glass. It’s a great option for exterior cleaning and helps deliver clear results without residue.


Rescreening & Screen Repair

What does rescreening include?

Rescreening typically includes replacing damaged screen panels on pool cages, lanais, patios, and enclosure areas. We can also assess framing and hardware issues that may affect performance.

How do I know if I need full rescreening or just a repair?

If it’s a few torn panels, a repair may be enough. If you’re seeing widespread wear, brittleness, or multiple failures, it may be time for broader rescreening.

Do you rescreen after storms?

Yes. Storm damage is common. We can evaluate the enclosure and recommend the most cost-effective path to get you back to normal.


Gutter Cleaning

Why is gutter cleaning important in Florida?

Are you insured?

Will cleaning chemicals harm plants?

We use proven processes and take steps to protect landscaping, including pre-wetting and rinsing when needed. However, some plants (especially ornamentals) can be sensitive. We’ll explain expectations and best practices before service begins.

Do you use eco-friendly products?

We use surface-appropriate solutions and methods designed to get the job done correctly. If you have special concerns (pets, landscaping sensitivities, or certain materials), tell us up front so we can plan accordingly.

Do you work with HOAs and community associations?

Yes. We clean common areas, entry features, sidewalks, curbing, community buildings, pool decks, and other high-visibility surfaces on a schedule that fits your community’s needs.

Do you offer restaurant and dumpster pad cleaning?
